1-6 months

Deciding to Move

Deciding to sell is the most important step of the process and this shouldn’t be rushed. What may seem like a necessity in the summer, such as a larger garden, may not seem so important in the winter. Take your time when deciding if this is the right move for you.

2 weeks

Find agent and get appraisal you can borrow

Finding an estate agent can be relatively quick compared with some the other steps. As estate agents charge a fee, it is highly recommended that you obtain a minimum of three quotes to ensure you are obtaining value for money. Make sure you check reviews before proceeding, and it is worth noting that local estate agents with local knowledge of the property market could provide invaluable.

1-4 weeks

Prepare property

Typically an estate agent or valuer will provide you with an initial appraisal confirming the likely valuation. It is worth discussing with them if any work could increase the valuation or improve the attractiveness of the property. We recommend preparing your property before the estate agents take their photographs and try to keep it in good order during the viewings.

6-12 weeks

Confirm value and market

Once you have prepared the property, the estate agent or valuer should confirm the asking price and prepare to market the property. It is estimated to take around 6-12 weeks for a seller to agree a purchase price following the property being listed for sale.

3-6 months

Negotiate sale and legals

Negotiating the sale, and preparing and signing the paperwork can, on average, take between 3-6 months to complete. This timeframe depends on many factors, from the type of buyer such as first time or in a chain, the efficiency of the conveyancers and the result of any surveys and searches. Be prepared to be patient but make sure you are being regularly updated by your conveyancer.
