Why is a PAS9980 Survey/FRAEW important?
PAS9980 provides a new method for fire risk assessors to measure the risk posed by combustible materials. Before the introduction of PAS9980, the assessment process was unclear. This resulted in many apartments being told that combustible cladding had to be removed when it wasn’t a risk. The government and industry professionals recognised this issue. So they came together to produce a new guidance document (PAS9980) with a view to reduce the amount of remedial work being undertaken.
The government is hoping that because the introduction of the PAS9980 survey, a significant number of leaseholders will not require any remedial work to their buildings.
What should I do if I am given an FRAEW report?
The FRAEW should be provided to the block manager, or person in charge of fire safety for the property. It is their responsibility to ensure any remedial work, if required, is carried out.
The FRAEW report should outline any issues that need addressing with the external walls to the property. You should confirm with the block manager/seller if you would be required to contribute to the remedial cost. If you are given a copy of an FRAEW when purchasing an apartment, seek professional advice from a surveyor/mortgage adviser/conveyancer before proceeding.
